Upon inspection thought the engine sounded particularly “ticky”

Welcome to the Forum.
My opinion is you should walk away from any prospective purchase if you're not 100% happy with it - and you're clearly not.
It does sound noisy.
It's too much money to risk on a van that could be entering self destruct mode.
Sorry to be negative but if this was an easy fix the current owner would have fixed it.
