6 of one, 1/2 a dozen of the other. One man’s “Good condition” is another man’s tired & worn out. It was a private sale, you have no recourse, you should have examined it before buying. Not what you want to hear, but that’s how it is. Caveat Emptor. As previously said, give it a clean, & an airing and either use it or sell it on & recoup some of your money. Hitting the small claims will just cost you more money with little chance of a positive outcome.
Put it down as school fees.
 
Bought unseen... it's the buyers risk I'm afraid. If you got it cheaper than ebay then I agree with SaltySpuds. Unless it's got mould and mildew and tears and damage it just needs a soapy clean and an air out and move forward.

If you have the time and money to be considering small claims court then definitely you had the time and money to go pick it up and inspect prior to purchase.

I hope you move past this and enjoy the 'item'.
 
You might not like my opinion but you have asked.
Maybe the seller would have washed it if you had paid what he was asking rather than repeatedly asking him to lower the price.
As long as an item is not damaged it can be classed as good condition.
Anything bought secondhand would normally always be washed or wiped down by the new owner.
 
TBH the awning you bought retails at £600/£700 new and you've bought it for under £400 that's a bloomin good deal if all it needs is a wash and an air and a new set of pegs and that's not including the extra's you got with it. There's no point being vague on here, we can see what you bought, when you bought it and who you bought it off and how old they are. I'd suggest you clean it up and sell it for more than you bought it for if your feelings are so unbelievably hurt. Threatening the small claims court on a 75yr old cause your new tent smells and needs a clean... You're lucky this isn't mumsnet mate. You'd be torn to shreds for this.
